- הנחלים (ספדי)One of the first neighbourhoods (1996), planned by Moshe Safdie. Low-rise flats and semi-detached homes, with the culture hall, the main library and Givat HaTitura on the doorstep.מקומות במדריך: 14
- משואה (גבעת C)Formerly Givat C: central and high, next to Anava Park and the city centre. Flats, some semi-detached streets and six towers, and 22 shuls, the most of any neighbourhood.מקומות במדריך: 11
- הפרחים (מירומי)Formerly Miromi. Central and settled from 1996, with City Hall, Terem urgent care and the Modiin Center shopping centre. Generally a little cheaper per m2 than its neighbours.מקומות במדריך: 9
- המגינים (שמשוני דרום)Formerly Shimshoni South, in the north-west. Flats, cottages and two tower compounds around the Solomon Center mall; 14 shuls including Darchei Tzion and Kehillat Yozma (Reform).מקומות במדריך: 17

- אבני חן (קייזר)Formerly Kaizer, on the west side by Anava Park. Flats, towers and ground-level homes, 16 shuls and the city pool. One of NBN's neighbourhoods popular with olim.מקומות במדריך: 18
- הכרמים (ציפור)Formerly Tzipor, the most populous neighbourhood, by Route 443. Three-to-seven-storey buildings. Bizportal notes the train stations are far, so expect a car or a feeder bus.מקומות במדריך: 12
- הציפוריםA small, newer neighbourhood (from 2017) between Anava Park and Route 431, with bridges to Masuah and Nofim. On NBN's list of neighbourhoods popular with olim.מקומות במדריך: 4
- נופיםSettled from 2019 on the western edge, with streets named after Israeli forests, two new schools and eight gans. Popular with young olim families.מקומות במדריך: 4
- מורשתThe newest neighbourhood, still being built (from 2022) at the foot of Givat Barfilya, with a commercial boulevard and 9 shuls already. Bus lines 52 and 59 were boosted to serve it.מקומות במדריך: 10
- מרכז העירFive-storey buildings with shops below, around Sderot Dam HaMaccabim, between Azrieli Mall, Modiin Center station and Anava Park. Mostly 2-3 room flats; the best transit in town.מקומות במדריך: 24
- מכביםA low-rise, ground-level community at the eastern edge, founded in 1985 and part of the city since 2003. Quiet and green; residents rate public transport low and car access high.מקומות במדריך: 6

- גבעת שר (מתוכננת)Planned, nobody lives here yet: about 6,000 homes south of Nofim and HaTziporim, with schools and gans, and streets to be named after spices.
- המעיינות (מתוכננת)Planned, nobody lives here yet: about 3,200 homes west of HaKramim (30% affordable housing), five to nine storeys with bike paths. Numbers are still provisional.
